Vacation-Rental Linen Inventory Calculator
Model occupied beds, daily turnovers and returning laundry to find peak compatible inventory, chosen reserves and real stock gaps.
Daily ledger, peak requirements, owned stock and a mixed-size purchase list.
How this works
Start each compatibility pool with one in-use set per occupied bed and no laundry backlog. On each date, release previously removed laundry before or after the turnover according to your chosen policy. Each turnover removes one used set into laundry and installs one clean replacement. Record the peak in-use + unavailable laundry, then add your entered reserve. New zero-delay laundry returns after the turnover, not before it. Daily overrides replace the expected turnover count. For three Queen beds turned daily with two-day laundry return and returns-first ordering, the peak is nine sets: three in use plus six in the laundry pipeline. With nine usable owned sets and zero reserve, the purchase gap is zero. Different beds/sizes or busy dates change this example; Airbnb does not mandate this count.
One turnover per bed/day maximum; steady occupancy and no opening laundry backlog. Extend the horizon for a longer busy season.

- Original guest and rental planning methods
Abeero Home Bedding Tools · background
- Daily inventory ledger counts in-use plus unavailable laundry with explicit equal-time ordering and user reserves.
- Machine queue uses entered wash/dry times and transfer allowance; a dryer waits for washed loads and an available machine.
- Checklists compare actual sleeping arrangements, date-only visits and owned items.
- Nearest nominal mattress geometry is distinct from exact-variant verified sheet compatibility.
- Cost allocations separate linen, laundry and labor per entered guest stay or linen-use cycle.

Common questions
How many sets for a three-bedroom rental?
Enter the actual beds and compatible sizes. Three Queen beds turning daily with two-day laundry return, returns-first ordering and zero reserve need nine in the illustrated ledger, not a universal rental rule.
Is this an Airbnb requirement?
No. Every busy-day turnover, return delay and reserve is your editable planning assumption.
What if returns and turnovers happen together?
Choose returns-first or turnovers-first. Newly removed zero-delay laundry is always unavailable during that same turnover.
Can I edit busy periods?
Yes. Add one dated override per compatibility pool/day. Zero turnovers creates a quiet day; unlisted dates use expected daily turnovers.
Does owned inventory reduce purchases?
Yes, within each separate compatible pool. A zero gap offers no extra sets; any purchase still requires size/color/quantity confirmation.
